Residential Property Sale Solicitors

If you are selling your home and want a solicitor who will manage the legal work from the outset and keep your transaction progressing, our team at Law Lane Solicitors, CQS-accredited and approved on 91 lender panels, can act for you today.

Selling a property involves considerably more legal work than many sellers expect. Before a buyer’s solicitor will be satisfied, your solicitor must deduce title, compile the contract pack, reply to enquiries, obtain a mortgage redemption figure, and ensure the transfer deed is correctly executed. Delays at any of those stages can bring a chain down. At Law Lane Solicitors, founded in 2015 with offices in Stratford, High Holborn, and Croydon, our conveyancing team handles property sales across London and throughout England and Wales.

We hold the Law Society’s Conveyancing Quality Scheme (CQS) accreditation, which confirms our firm meets defined standards in residential property work. Our approval on 91 lender panels benefits sellers too. When your buyer’s lender imposes conditions before releasing mortgage funds, we are experienced at satisfying those conditions promptly so that completion is not delayed.

Our team speaks over 28 languages and acts for sellers across the country, including clients who have already relocated and cannot attend in person.

Our Residential Sale Services

We act for sellers on all aspects of the conveyancing process, covering:

  • Preparing the contract pack, including the draft contract, title documentation, property information form, and fittings and contents form
  • Deducing title and providing evidence of ownership in the form required by the buyer’s solicitors
  • Responding to enquiries raised by the buyer’s solicitors, including complex questions about the property’s legal status
  • Obtaining redemption statements from your mortgage lender and managing the discharge of the existing charge on completion
  • Advising on the financial implications of your sale, including the timing of any related purchase and the allocation of net proceeds
  • Handling the execution of the transfer deed and all documents required to pass legal ownership to the buyer
  • Dealing with title defects that emerge during the buyer’s investigation, including obtaining indemnity insurance where appropriate
  • Managing leasehold sale requirements, including obtaining management packs from the landlord or managing agent
  • Coordinating exchange in a chain, including liaising with other solicitors to agree on a simultaneous exchange date
  • Registering the discharge of your mortgage at HM Land Registry, following completion and accounting to you for the net sale proceeds

Why Choose Law Lane to Handle Your Sale?

Property sales stall for predictable reasons: title problems not spotted early, slow responses to enquiries, or poor coordination across a chain. Our team’s experience across hundreds of sales transactions means we anticipate these pressure points. We prepare contract packs without delay, respond to enquiries quickly, and communicate directly with every solicitor in the chain.

Our in-house barristers and solicitor-advocates mean that if a title dispute or misrepresentation claim arises during your sale, we handle it without passing your matter to another firm at a critical moment. You can also review our conveyancing pricing page for a clear picture of what a sale instruction will cost before you commit.

Our CQS accreditation and 91 lender panel approvals signal to the buyer’s solicitors and lender that your transaction is being managed to a recognised professional standard, reducing unnecessary back-and-forth and speeding up the buyer’s due diligence.

Frequently Asked Questions – Residential Property Sale Solicitors

What do I need before instructing a solicitor to act on my behalf in the sale?

It helps to have your title deeds or Land Registry title number to hand, along with details of any mortgage to be redeemed. You will also need to complete a property information form and a fittings and contents form. We send you these documents as part of our onboarding process once you instruct us.

How long will my sale take?

Most straightforward freehold sales complete within eight to twelve weeks of the buyer’s solicitors receiving the contract pack. Leasehold sales and those in a chain often take longer. The buyer’s mortgage arrangements and the speed of enquiries are frequently the controlling factors. We respond on our side without unnecessary delay.

What happens if the buyer raises questions I cannot answer?

Buyers’ solicitors routinely raise enquiries about planning permissions, alterations, and any history of disputes. Where you do not have documentary evidence, we advise on what can be covered by indemnity insurance and what requires a fuller response. We draft replies on your behalf and deal with the buyer’s solicitors throughout.

Can you act on both my sale and my related purchase?

Yes, we regularly act for clients on simultaneous sale and purchase transactions, coordinating both matters so that the exchange and completion occur on the same date. Having one team manage both sides of your move means you have a single point of contact throughout.

What happens to my mortgage when I sell?

Upon completion, we obtain a redemption figure from your lender that represents the outstanding balance and any early repayment charge. We retain sufficient funds from the sale proceeds to discharge the mortgage on completion day and to obtain confirmation that the charge has been vacated. The net proceeds are then transferred to you or applied to your related purchase.

What are the risks if my buyer pulls out before exchange?

Before exchange, either party can withdraw without legal consequence, though you will have incurred costs to that point. After exchange, a buyer who withdraws is in breach of contract and liable to forfeit their deposit. We advise on your options if the buyer attempts to renegotiate close to exchange.

Do I need to disclose defects to my buyer?

You must complete a property information form honestly and disclose material facts that could affect the buyer’s decision. Concealing known defects or providing misleading answers can expose you to a misrepresentation claim after completion. We advise on what must be disclosed and how to answer difficult questions accurately.

What does it cost to instruct Law Lane for my sale?

We do not charge for an initial enquiry. We provide a full, itemised quote before you instruct us, covering our professional fees and anticipated disbursements. There are no hidden additions: the figure we give at the outset is what you pay at completion.

How do I start the residential property sale process?

Call or email us with the property address and the agreed sale price. We will provide a fee quote promptly and issue a client care letter and onboarding documents. Once signed and returned, we prepare your contract pack and send it to the buyer’s solicitors without delay.
