Commercial Property Solicitors London

If you need expert legal advice on buying, selling, leasing, or developing commercial property, our Solicitors, who have over 25 years of experience in commercial real estate across Greater London, can help.

Commercial property transactions carry real financial risk. A missed clause in a lease can cost a business considerably more than the legal fees it was hoping to save. Delays at key stages can break a deal entirely. Whether you are taking on your first office lease, acquiring a portfolio of investment units, or working through a significant development, the legal work needs to be done carefully and on time.

At Law Lane Solicitors, our Commercial Property Solicitors act for landlords, tenants, buyers, sellers, and lenders from offices in Stratford E15, Holborn WC1V, and Croydon CR0. We advise across a broad range of property types, including offices, retail units, industrial premises, mixed-use developments, and investment portfolios. Our Holborn office gives us direct access to the City and Central London markets, while our Stratford and Croydon offices serve clients across East and South London.

We are regulated by the Solicitors Regulation Authority and hold a Lexcel accreditation from the Law Society of England and Wales. We work alongside commercial agents, surveyors, and lenders on every transaction, ensuring the legal work does not delay the deal.

“I have used the services of Low Lane Solicitors twice for two different matters. In this particular case, I would like to express my sincere thanks to Akbar Mohammed for his prompt and efficient response. I have already recommended this firm to a friend and would confidently recommend them again in the future if needed.” MM – Google Review

Why Choose Law Lane Solicitors for Commercial Property Matters?

Commercial property work rewards experience. A solicitor who handles commercial leases regularly will catch a clause that a less familiar practitioner might miss. They will know where landlords typically push back, what tenants should always negotiate, and how to keep a transaction moving when complications arise.

We act for clients on both sides of these transactions, which means we understand the priorities of landlords and tenants, buyers and sellers alike. That perspective helps us advise more effectively and reach workable positions more quickly when negotiations become difficult.

Our clients include owner-occupiers, property investors, developers, and businesses at every stage of growth. Many return to us for every property transaction they undertake. If you are working to a tight deadline on a commercial deal, call us as early as possible so the legal work does not become the bottleneck.

Our Trustpilot rating of 4.95 from over 1,200 reviews reflects what our clients experience: clear communication, honest advice, and consistent results.

Frequently Asked Questions – Commercial Property

What does a commercial lease include?

A commercial lease sets out the terms on which a tenant occupies a business premises. Key provisions cover the term length, rent, any review mechanism, permitted use of the property, responsibility for repairs and maintenance, the tenant’s right to assign or sublet, and what happens at the end of the term. Commercial leases can be lengthy documents, and most of their terms are negotiable before you sign.

What rights do commercial tenants have when their lease expires?

Commercial tenants who occupy premises for business purposes may have a statutory right to renew their lease upon expiration. This is known as Security of Tenure. Parties can agree to exclude these renewal rights at the outset of the lease, though that requires a formal procedure and for the tenant to receive independent legal advice.

What searches are required when buying commercial property?

Standard searches include local authority, drainage, and environmental searches, as well as any specific searches relevant to the property’s location or use, such as mining, flood risk, or planning searches. The results can affect value, permitted use, and the availability of finance, so reviewing them before the exchange of contracts matters. We will explain what the searches reveal and advise on anything that warrants further investigation.

How long does a commercial property transaction take?

A straightforward lease might complete within four to six weeks. A freehold purchase, particularly one involving financing or complex title issues, will typically take longer. Development transactions involving multiple parties, planning conditions, and detailed documentation can take several months. We give you a realistic timetable from the outset, tailored to the specific transaction.

Can I assign my commercial lease to another business?

Most commercial leases allow a tenant to assign the lease to another party, subject to the landlord’s consent. The landlord cannot unreasonably withhold consent, but may impose conditions, such as requiring a rent guarantee from the outgoing tenant or approving the incoming tenant’s financial standing. We advise on the assignment process, what your landlord is entitled to require, and how to document the transaction correctly.

What are dilapidations?

Dilapidations refers to the condition of a property at the end of a commercial tenancy. Most leases require the tenant to keep the property in good repair and to make good any damage or alterations before returning it. At the end of the lease, the landlord can serve a schedule setting out the work the tenant must carry out or pay for. We advise tenants on their liability under their specific lease and assist in negotiating the final settlement.

What is an overage provision?

An overage clause requires the buyer of land or property to make an additional payment to the seller if certain events occur after the sale, most commonly if planning permission for development is granted and the value of the site increases. Overage provisions can remain in effect for many years after completion. We advise sellers seeking to protect their position and buyers who need to understand what they are agreeing to before they sign.

Do I need a solicitor for a commercial lease?

You are not legally required to use a solicitor, but the consequences of signing a poorly negotiated or misunderstood commercial lease can be serious. A lease can run for years and impose significant financial and repair obligations. Many tenants who sign without advice later find themselves bound by terms they did not fully understand. Legal advice at the start costs a fraction of what it costs to deal with a dispute or an unexpected liability down the line.

What is a rent review clause?

A rent review clause allows the rent to be adjusted at intervals during the lease, usually to reflect open market levels. The most common type is an upward-only review, meaning the rent can only go up. Some leases use index-linked reviews, fixed increases, or turnover-based rents. The type of review in your lease will significantly affect your costs over time, so it is worth understanding before you commit to the term.

How much does an initial consultation cost?

We offer a fixed-fee initial consultation for commercial property matters. At that meeting, we will review your transaction or situation, explain the legal issues, and confirm the costs of the work before we begin. Please visit our pricing page for details, or contact us directly.
