Frequently Asked Questions – Residential Property Purchase Solicitors

How long does a property purchase take to complete?

Most straightforward freehold purchases complete between eight and fourteen weeks from instruction. Leasehold properties, chain transactions, and those requiring complex mortgage conditions can take longer. We give you a realistic estimate at the outset and keep you updated at every stage.

What searches will I need?

Standard searches include a local authority search, a drainage and water search, and an environmental search. Depending on the location, a chancel repair search or a coal authority search may also be appropriate. We advise you on which searches apply and what each one covers.

Do I have to use a solicitor recommended by my mortgage lender?

No, you may instruct any solicitor you choose, provided that solicitor is on your lender’s approved panel. We are approved on 91 lender panels, so in most cases we can act for your lender as well as for you, which is both more cost-effective and more efficient than two separate firms.

What is the difference between exchange and completion?

An exchange is the point at which both parties sign legally identical contracts, and the transaction becomes binding on both parties. Completion is when the purchase funds are transferred, and you receive the keys. Between exchange and completion, a withdrawal by either party carries a significant financial penalty.

What stamp duty will I pay as a first-time buyer?

First-time buyers currently pay no SDLT on the first £300,000 of a property’s value, provided the total price does not exceed £500,000. On any amount between £300,001 and £500,000, the rate is 5%. If the price exceeds £500,000, the standard rates apply without first-time buyer relief. We calculate your precise position as part of our conveyancing work.

Can I withdraw from a purchase before exchange?

Yes, you may withdraw before exchange without incurring a legal penalty, though you will lose any costs already incurred, including survey and search fees. After exchange, withdrawal triggers a breach of contract with potentially substantial financial consequences.

What does an initial consultation cost?

We do not charge for an initial discussion about your purchase. We provide a full, itemised quote covering professional fees and disbursements before you instruct us, with no additions once the transaction is underway.

Can you act for me if I am buying from overseas?

Yes, we regularly act for overseas buyers, using secure digital signing and video appointments. Our multilingual team means language rarely presents a barrier, and we are familiar with the additional verification requirements for buyers outside the United Kingdom.
