Remortgage Solicitors

If you are remortgaging your property and need a solicitor who will act quickly and satisfy your new lender’s requirements, our team at Law Lane Solicitors, CQS-accredited and approved on 91 lender panels, can help you switch lender, release equity, or refinance without unnecessary delay.

A remortgage is often driven by a specific financial objective: securing a better interest rate, releasing equity from your property, consolidating debt, or restructuring borrowing as circumstances change. Whatever your reason, the legal process requires precision. Your new lender must be satisfied with the title to the property, any existing charges must be redeemed correctly, and the new mortgage must be registered at HM Land Registry under the Land Registration Act 2002. At Law Lane Solicitors, founded in 2015 with offices in Stratford, High Holborn, and Croydon, we handle remortgages across England and Wales for clients who need the process completed within the constraints of their mortgage offer.

We hold CQS accreditation and are approved on 91 lender panels. In many remortgage transactions, we act for both you and your new lender under a single instruction, avoiding the need for a separate panel solicitor. Our multilingual team speaks over 28 languages, and we act for remortgagors across the country, including those who manage their transaction entirely remotely.

Our Remortgage Legal Services

We advise and act on all types of remortgage instructions, covering:

  • Acting for you and your new lender in the same transaction where the lender’s panel rules permit it, saving time and cost
  • Reviewing the title to your property to confirm it meets your new lender’s requirements and reporting any issues that need resolving
  • Obtaining a redemption statement from your existing lender and managing the discharge of the current charge on completion
  • Registering the new mortgage charge at HM Land Registry and providing the confirmation your lender requires
  • Dealing with title restrictions that would prevent your new lender from taking a first legal charge over the property
  • Advising on remortgages involving additional borrowing or changes to the borrower’s names on the title
  • Handling combined remortgage and transfer of equity transactions where ownership and the mortgage are both changing at the same time
  • Advising on the implications of remortgaging a leasehold property, including lease length requirements imposed by the new lender
  • Managing buy-to-let remortgages and satisfying lender conditions relating to tenancy arrangements
  • Providing a fixed fee quote at the outset, covering all anticipated disbursements

Why Choose Law Lane for Your Remortgage?

Our approval on 91 lender panels directly affects the cost and speed of your remortgage. Where we are already on your new lender’s panel, we act for both you and the lender, removing the need for a second firm and saving on fees. Many conveyancing firms are not on every major lender’s panel; that restriction rarely applies to our clients.

Remortgage transactions are frequently subject to tight deadlines because mortgage offers carry expiry dates. A delay in the legal process can cause an offer to lapse and require a fresh application at a potentially different rate. Our team works accurately to meet those deadlines and communicates clearly with your new lender throughout.

Our CQS accreditation confirms we operate to defined standards in property work. Where a title issue arises during the remortgage, our in-house barristers resolve it without referring your matter to a separate firm. For remortgage fee information, see our conveyancing pricing page or request a quote directly.

Frequently Asked Questions –  Remortgaging

How long does a remortgage take?

Most straightforward remortgages are completed within four to eight weeks of instruction, provided the title is in good order. Where the title requires attention or additional checks are needed, the process takes longer. We act promptly from instruction and communicate clearly with all parties throughout.

Do I need a solicitor for a remortgage?

Yes, a solicitor is required for all remortgage transactions in England and Wales. Your new lender will insist on legal representation to protect their interest in the property. In most cases, we can act for both you and your lender under a single instruction, which is more cost-effective than engaging two separate firms.

What title issues could hold up my remortgage?

Common issues include short leases on leasehold properties, missing planning or building regulations consent for alterations, restrictions on the title that affect the lender’s ability to register a charge, and properties that are unregistered at HM Land Registry. We identify these quickly and advise on the most efficient route to resolution.

Will my existing lender charge an early repayment fee?

Some mortgage products carry early repayment charges if the loan is redeemed before a fixed or discounted rate period ends. These are set by your lender, not by your solicitor. We obtain your redemption figure before completion so that you know the precise total cost of leaving, including any such charge.

What if my mortgage offer expires before completion?

A lapsed mortgage offer may require a new application, which could result in a different rate. We act quickly to prevent that outcome. When we identify that an offer expiry date is at risk, we alert you and your lender so an extension can be sought, if available.

Can I remortgage and change the names on the title at the same time?

Yes, remortgages and transfers of equity can be carried out simultaneously, which is common where a borrower is being added to or removed from the mortgage. The two elements need to be carefully coordinated so that the title change and the new charge are registered in the correct order. We handle combined instructions of this kind regularly.

What does it cost to use Law Lane for a remortgage?

We do not charge for an initial enquiry. We provide a full, itemised quote covering professional fees and disbursements before you instruct us. Call or email us for a quote specific to your property and lender.

How do I start the remortgage process?

Call or email us with the property address, your new lender’s details, and the loan amount. We will provide a fee quote promptly. Once you instruct us, your new lender will send us the mortgage offer, and we will begin the legal work immediately.
