What do I need before instructing a solicitor to act on my behalf in the sale?
It helps to have your title deeds or Land Registry title number to hand, along with details of any mortgage to be redeemed. How long will my sale take?

What happens if the buyer raises questions I cannot answer?
Buyers’ solicitors routinely raise enquiries about planning permissions, alterations, and any history of disputes. Where you do not have documentary evidence, we advise on what can be covered by indemnity insurance and what requires a fuller response. We draft replies on your behalf and deal with the buyer’s solicitors throughout.
Can you act on both my sale and my related purchase?
Yes, we regularly act for clients on simultaneous sale and purchase transactions, coordinating both matters so that the exchange and completion occur on the same date. Having one team manage both sides of your move means you have a single point of contact throughout.
What happens to my mortgage when I sell?
Upon completion, we obtain a redemption figure from your lender that represents the outstanding balance and any early repayment charge. We retain sufficient funds from the sale proceeds to discharge the mortgage on completion day and to obtain confirmation that the charge has been vacated. The net proceeds are then transferred to you or applied to your related purchase.
What are the risks if my buyer pulls out before exchange?
Before exchange, either party can withdraw without legal consequence, though you will have incurred costs to that point. After exchange, a buyer who withdraws is in breach of contract and liable to forfeit their deposit. We advise on your options if the buyer attempts to renegotiate close to exchange.
Do I need to disclose defects to my buyer?
You must complete a property information form honestly and disclose material facts that could affect the buyer’s decision. Concealing known defects or providing misleading answers can expose you to a misrepresentation claim after completion. We advise on what must be disclosed and how to answer difficult questions accurately.
