Residential Property Purchase Solicitors
If you have had an offer accepted and need a conveyancing solicitor to act on your purchase, our team at Law Lane Solicitors, accredited under the Law Society’s Conveyancing Quality Scheme and approved on 91 lender panels, is ready to start today.
Buying a property is, for most people, the largest financial commitment they will ever make. The legal process is far more involved than it may appear: title investigation, mortgage conditions, search results, and contract terms all need to be checked carefully before exchange can take place. At Law Lane Solicitors, founded in 2015 with offices in Stratford, High Holborn, and Croydon, our conveyancing team handles property purchases across London and nationally. We know what causes transactions to stall, and we act to prevent such problems before they arise.
We hold accreditation under the Law Society’s Conveyancing Quality Scheme (CQS), the standard that lenders and experienced buyers look for when selecting a conveyancing firm. Our approval on 91 lender panels means we can almost always act for both you and your mortgage lender under a single instruction, cutting costs and eliminating the delays that arise when two separate firms are involved. Our multilingual team speaks over 28 languages, and we act for buyers across England and Wales, including those based abroad.
With a Trustpilot rating of 4.95 from over 1,200 reviews and an in-house team that includes solicitors, solicitor-advocates, and barristers, we can handle not just your purchase but any dispute that arises from it, without passing your file to another firm.
Our Residential Purchase Services
We advise buyers at every stage of the purchase process, covering:
- Reviewing and reporting on the draft contract and title documentation provided by the seller’s solicitors
- Carrying out full title investigation to identify restrictions, rights, or defects that could affect your use or future sale of the property
- Ordering and reporting on local authority, drainage and water, and environmental searches appropriate to your purchase
- Advising on the terms of your mortgage offer and satisfying lender requirements before completion
- Calculating your Stamp Duty Land Tax (SDLT) liability under Part 4 of the Finance Act 2003, including first-time buyer relief and the higher rate surcharge where applicable
- Exchanging contracts on an agreed completion date and managing the transfer of funds on completion day
- Registering your ownership at HM Land Registry and dealing with the first registration where the property is unregistered, under the Land Registration Act 2002
- Advising on the implications of buying leasehold, including lease length, service charges, ground rent, and the Leasehold and Freehold Reform Act 2024
- Handling purchases involving gifted deposits, shared ownership, or multiple titles
- Providing a full, itemised fee quote at the outset covering all anticipated costs
Why Choose Law Lane for Your Property Purchase?
Our CQS accreditation is renewed annually and assessed against defined quality standards covering case management, risk controls, and client care. It is the accreditation that major lenders require their panel solicitors to hold, and it reflects the standard of work you receive on your purchase.
Our approval on 91 lender panels means we act for your mortgage lender as well as for you in the same instruction, avoiding the cost and delay of two firms. Buyers who instruct us through to completion pay a single set of legal fees and deal with one team throughout. You can review our fee structure on our residential conveyancing pricing page or request a quote when you contact us.
Because we employ barristers and solicitor-advocates in-house, we are among a very small number of conveyancing firms able to deal with any title dispute or misrepresentation claim arising during or after your purchase without transferring your file elsewhere.

Frequently Asked Questions – Residential Property Purchase Solicitors
How long does a property purchase take to complete?
Most straightforward freehold purchases complete between eight and fourteen weeks from instruction. Leasehold properties, chain transactions, and those requiring complex mortgage conditions can take longer. We give you a realistic estimate at the outset and keep you updated at every stage.
What searches will I need?
Standard searches include a local authority search, a drainage and water search, and an environmental search. Depending on the location, a chancel repair search or a coal authority search may also be appropriate. We advise you on which searches apply and what each one covers.
Do I have to use a solicitor recommended by my mortgage lender?
No, you may instruct any solicitor you choose, provided that solicitor is on your lender’s approved panel. We are approved on 91 lender panels, so in most cases we can act for your lender as well as for you, which is both more cost-effective and more efficient than two separate firms.
What is the difference between exchange and completion?
An exchange is the point at which both parties sign legally identical contracts, and the transaction becomes binding on both parties. Completion is when the purchase funds are transferred, and you receive the keys. Between exchange and completion, a withdrawal by either party carries a significant financial penalty.
What stamp duty will I pay as a first-time buyer?
First-time buyers currently pay no SDLT on the first £300,000 of a property’s value, provided the total price does not exceed £500,000. On any amount between £300,001 and £500,000, the rate is 5%. If the price exceeds £500,000, the standard rates apply without first-time buyer relief. We calculate your precise position as part of our conveyancing work.
Can I withdraw from a purchase before exchange?
Yes, you may withdraw before exchange without incurring a legal penalty, though you will lose any costs already incurred, including survey and search fees. After exchange, withdrawal triggers a breach of contract with potentially substantial financial consequences.
What does an initial consultation cost?
We do not charge for an initial discussion about your purchase. We provide a full, itemised quote covering professional fees and disbursements before you instruct us, with no additions once the transaction is underway.
Can you act for me if I am buying from overseas?
Yes, we regularly act for overseas buyers, using secure digital signing and video appointments. Our multilingual team means language rarely presents a barrier, and we are familiar with the additional verification requirements for buyers outside the United Kingdom.
How do I instruct Law Lane?
Call or email us with the basic details of your transaction. We will provide a fee quote promptly and send a client care letter and onboarding documents. We open new purchase matters quickly so your transaction progresses without delay from the outset.
